Role Overview:

We are looking for a highly skilled Senior Site Manager to oversee the successful delivery of major construction projects, ensuring the highest standards of safety, quality, and efficiency. You will be responsible for managing large teams of subcontractors and site personnel, maintaining a focus on driving project completion on time, within budget, and to the highest quality standards. Your leadership will be pivotal in ensuring the smooth operation of the site while adhering to health & safety regulations and delivering outstanding results for our clients.

Key Responsibilities:

Health & Safety Management:

  • Lead by example in ensuring full compliance with all H&S legislation, policies, risk assessments, and method statements.
  • Promote a “Don’t Walk By” culture, addressing any unsafe practices immediately to maintain a safe working environment for all site personnel.
  • Ensure the site is fully staffed and never left unattended without appropriate cover, meeting all health & safety requirements.

Quality Control & Assurance:

  • Implement and maintain rigorous quality control systems in accordance with ISO standards.
  • Conduct regular performance reviews with subcontractors, issuing non-conformance notices where necessary.
  • Maintain NHBC 5-Star targets by proactively addressing defects and ensuring customer satisfaction.
  • Keep the site in pristine condition, ensuring cleanliness and order at all times, while meeting corporate standards.

Project Delivery & Coordination:

  • Ensure projects are delivered on time and within budget by closely monitoring progress, controlling the construction programme, and managing subcontractors and suppliers.
  • Organize and conduct subcontractor meetings, issue site instructions, and manage project risks and changes.
  • Oversee material requisitions, plant requirements, and delivery scheduling to ensure timely availability and smooth project flow.
  • Ensure all subcontractors are compliant with project requirements, quality standards, and schedules.

Financial Oversight:

  • Closely monitor and control project budgets, ensuring costs are kept within agreed parameters.
  • Work collaboratively with the Contract Surveyor to manage financial processes, including material and labor costs, and issue site instructions where necessary.
  • Prepare and manage material take-offs, minimizing requisitions and ensuring accurate forecasting.
  • Maintain accurate records of material deliveries, plant usage, and subcontractor costs to ensure budget adherence.

People Management & Leadership:

  • Lead, motivate, and develop a team of Assistant Site Managers, Trainees, and subcontractors.
  • Address any performance issues and ensure all site personnel are working effectively towards achieving the project’s goals.
  • Foster a collaborative work environment by working closely with other departments and proactively solving problems.
  • Provide mentorship to trainees and develop their skills in construction management.
  • Ensure clear and effective communication across the project team, providing regular updates and leadership to drive project success.

Client & Stakeholder Management:

  • Attend and contribute to client meetings, maintaining strong relationships and ensuring client expectations are met.
  • Ensure all stakeholders, including consultants, statutory bodies, and residents, are kept informed and engaged throughout the project lifecycle.

Success Measures:

  • Delivery of projects on time, within budget, and to the required quality standards.
  • Effective health & safety management with no breaches, maintaining a safe working environment.
  • Excellent management and coordination of subcontractors, suppliers, and consultants.
  • High levels of client satisfaction, maintaining long-term relationships with stakeholders.
  • Proactive management of project budgets, minimizing risks and controlling costs.
  • A motivated and high-performing site team working cohesively towards project goals.

Skills & Experience:

  • HND/Degree level qualification or equivalent in Construction Management or related field.
  • Extensive experience (5+ years) in senior site management roles, ideally overseeing projects of £5m+ value.
  • Proven experience managing multi-phase or mixed-use developments.
  • Strong leadership and team management skills, with experience overseeing large subcontractor teams.
  • Deep knowledge of all construction processes, including health & safety regulations and quality control.
  • Ability to prepare and implement detailed risk assessments and method statements.
  • Experience working with Contract Surveyors to manage budgets, costs, and subcontractor relationships.
  • Strong commercial awareness with a focus on cost control and project delivery.
  • Scaffold Inspection, Fire Safety, TWC, and CSCS qualifications.
