We are seeking an experienced and proactive Residential Property Manager to oversee the day-to-day operations and management of a residential property portfolio. You will be responsible for ensuring that all properties are maintained to a high standard, tenants’ needs are met promptly, and compliance with all legal and regulatory requirements is upheld.


This role is ideal for someone with excellent communication and problem-solving skills, a solid understanding of residential lettings and property management legislation, and a passion for delivering outstanding service.


Key Responsibilities



  • Manage a portfolio of residential properties.




  • Act as the main point of contact for tenants and landlords, handling enquiries efficiently and professionally




  • Arrange and oversee repairs, maintenance, and refurbishment works, ensuring timely and cost-effective solutions




  • Conduct regular property inspections and report on findings




  • Ensure compliance with all health and safety, fire, and housing regulations




  • Manage tenancy renewals, rent reviews, and end-of-tenancy processes, including deposit returns and dispute resolution




  • Liaise with contractors, surveyors, utility providers, and other stakeholders




  • Maintain accurate records and prepare reports as required




  • Monitor rent collection and manage any arrears, working with finance teams where necessary




  • Assist with budgeting and service charge management, if applicable




Skills & Experience Required



  • Proven experience in residential property management, ideally within a managing agent or landlord capacity




  • Strong knowledge of UK residential tenancy legislation, including the Landlord and Tenant Act, Section 21/8 notices, and current compliance standards (e.g. EPCs, Gas Safety)




  • Excellent interpersonal and communication skills, both written and verbal




  • Highly organised, with the ability to manage multiple tasks and prioritise effectively




  • Strong problem-solving skills and attention to detail




  • Confident using property management software and Microsoft Office Suite




  • ARLA qualification or similar (desirable but not essential)




  • Full UK driving licence
