Pre-Construction Manager – Refurbishment & Fit-Out

Location:     Bristol
Salary:        £50,000–£60,000 + Car Allowance + Excellent Package (Negotiable)
Sector:        Main Contracting – Refurbishment, Fit-Out, Student Accommodation & Hotels
Projects:    £3m–£15m

The Company

An outstanding opportunity has arisen for an experienced Pre-Construction Manager to join a highly successful, forward-thinking national main contractor specialising in major refurbishment and fit-out projects.

With an impressive portfolio of repeat clients, the business has developed an excellent reputation for delivering complex refurbishment projects across the student accommodation, hospitality and commercial sectors.

Typical projects range from £1m to £15m, with a particularly strong pipeline of schemes between £3m and £8m, including major refurbishments, conversions and projects within live, occupied environments.

This is a dynamic, commercially driven business with an entrepreneurial approach, an excellent team culture and ambitious plans for continued growth.

Unlike some traditional main contractors, the company operates with a refreshing, energetic and collaborative approach, encouraging fresh ideas, innovation and individuals who genuinely want to make a difference.

Pre-Construction Manager – The Role

This is a fantastic opportunity to take ownership of a key part of the pre-construction process, working closely with the Commercial Director, estimating team, Project Managers and clients.

The business is looking for someone who can bridge the gap between tendering and project delivery, ensuring projects are properly planned, programmed and commercially considered before they reach site.

You will play a pivotal role in developing the construction strategy during the tender process, identifying opportunities, resolving potential problems and ensuring a smooth transition into the delivery phase.

With some projects operating to exceptionally tight programmes, particularly within the student accommodation sector, the ability to think quickly, make decisions and drive the process forward will be essential.

Key Duties & Responsibilities

  • Manage and coordinate pre-construction activities from initial enquiry through tender submission, contract award and project handover.

  • Undertake site visits to assess construction methodology, site constraints, access, logistics and programme requirements.

  • Prepare and develop construction programmes, phasing strategies, sequencing and logistical plans.

  • Work alongside estimating and commercial teams to develop competitive, commercially viable tender proposals.

  • Coordinate input from design, commercial, operational and external consultant teams.

  • Identify programme risks, buildability issues and opportunities for value engineering.

  • Support the bid management process, including tender submissions, presentations and client meetings.

  • Develop effective working relationships with clients, consultants, subcontractors and internal stakeholders.

  • Drive the pre-construction process forward, ensuring deadlines are achieved and decisions are made efficiently.

  • Deliver detailed and structured handovers to Project Managers following successful contract award.

The Ideal Candidate

  • Previous experience in a Pre-Construction Manager, Pre-Construction Project Manager, Bid Manager or Project Manager role with a strong pre-construction focus.

  • Proven main contracting background, ideally within refurbishment, fit-out, conversion or occupied building projects.

  • Strong practical understanding of construction programming, site logistics, methodology and project planning.

  • Commercially astute, with the ability to identify opportunities to improve efficiency and profitability.

  • Excellent communication and client-facing skills, with the confidence to present proposals and build lasting relationships.

  • Proactive, decisive and solutions-focused, with the ability to manage multiple priorities in a fast-moving environment.

  • A collaborative, personable approach and enthusiasm for working within an ambitious, highly motivated team.

Why Join?

This is far more than a conventional pre-construction position.

The successful candidate will have genuine influence over how projects are approached, won and delivered, working closely with senior management in a business that values intelligent decision-making and commercial initiative.

There is also excellent scope for the role to develop into a broader Pre-Construction & Bid Management position as the business continues to expand into new sectors.

You will be joining a successful and ambitious contractor with an excellent reputation, established client relationships, a strong pipeline of work and a genuinely refreshing company culture.

For an ambitious construction professional who enjoys the front end of projects, thrives on responsibility and wants to have a real impact, this represents a particularly exciting opportunity.
