Disrepair Surveyor

Location: Bristol
Contract: 6 months initially, with potential extension
Rate: £298 per day via Umbrella

Hours: 37 hours per week

We are currently recruiting for an experienced Disrepair Surveyor to join a Bristol-based local authority and support the effective management and resolution of housing disrepair cases across a busy social housing portfolio.

This is an excellent opportunity for a skilled surveyor with experience in social housing, property maintenance, responsive repairs or housing disrepair to take responsibility for a varied caseload and provide high-quality technical advice from initial investigation through to completion.

The Role

As a Disrepair Surveyor, you will undertake detailed inspections of residential properties, diagnose defects and determine the appropriate remedial works required. You will manage cases through to resolution, working closely with residents, contractors, repairs teams, housing colleagues and legal representatives.

Key responsibilities will include:

• Managing a caseload of housing disrepair claims from investigation through to completion.
• Carrying out detailed property inspections and identifying defects, causes and required remedial works.
• Diagnosing issues including damp and mould, water ingress, structural defects, roofing, drainage, heating, ventilation and general property disrepair.
• Preparing technical reports, specifications, schedules of work and other supporting documentation.
• Providing technical evidence and advice in relation to legal disrepair claims.
• Preparing witness statements and reports where required.
• Liaising with solicitors, legal representatives, contractors, residents and internal housing teams.
• Monitoring repair works to ensure they are completed within agreed timescales and to the required standard.
• Undertaking post-inspections and verifying satisfactory completion of works.
• Assessing health and safety risks and prioritising works according to urgency and resident impact.
• Managing resident expectations and resolving access and communication issues.
• Providing professional advice to minimise legal exposure while ensuring the council meets its statutory repairing obligations.

About You

We are looking for a confident and experienced surveyor with a strong understanding of residential construction, building defects and property maintenance.

You should have:

• Proven experience surveying residential properties.
• Strong knowledge of building construction and defect diagnosis.
• Experience preparing specifications and managing repair works.
• Previous experience within social housing, housing disrepair, responsive repairs or property maintenance.
• Excellent written and verbal communication skills.
• The ability to manage a busy caseload and work to deadlines.
• Strong organisational and problem-solving skills.
• Experience working with contractors and other professional stakeholders.
• An understanding of landlord repairing obligations and housing disrepair processes.
• A relevant qualification in Building Surveying, Construction, Building Studies or a related discipline.

RICS or CIOB membership would be advantageous, although relevant practical experience will also be considered.
