Capital Works Manager - #2150990

We are recruiting for an experienced and proactive Capital Works Manager to lead the delivery of major planned, capital and investment works programmes.

This is a senior management role with responsibility for leading a team of surveyors and ensuring that major works projects are effectively planned, procured, managed and delivered to a high standard. You will provide strong leadership and professional direction to the team, while maintaining a clear focus on performance, value for money, quality and customer outcomes.

You will take a lead role in managing major works contracts, working closely with contractors, consultants and internal stakeholders to ensure programmes are delivered on time, within budget and in accordance with contractual and quality requirements.

Key responsibilities

• Lead, manage and develop a team of surveyors responsible for delivering planned and capital works programmes.

• Provide effective leadership, direction and professional support to ensure the team delivers consistently high standards.

• Oversee the planning, programming and delivery of major works and investment programmes.

• Provide senior-level contract management, ensuring contractors meet their contractual obligations, programme milestones and performance requirements.

• Monitor contractor performance and take appropriate action where standards, timescales or contractual requirements are not being met.

• Manage programme budgets, expenditure and financial forecasting, ensuring effective cost control and value for money.

• Review and challenge costs, variations, valuations and financial information associated with major works contracts.

• Ensure works are properly specified, monitored and delivered in accordance with relevant standards, specifications and contractual requirements.

• Undertake and oversee quality checks and inspections of completed and ongoing works, identifying defects and ensuring remedial action is taken.

• Monitor programme performance, providing accurate reporting on progress, expenditure, risks, quality and delivery.

• Identify and manage risks associated with major works programmes and put appropriate mitigation measures in place.

• Work collaboratively with procurement, finance, housing, asset management and other internal teams to ensure successful programme delivery.

• Build effective working relationships with contractors, consultants and other external partners.

• Ensure appropriate governance, record keeping and reporting arrangements are maintained.

• Contribute to the development of planned and capital works strategies, programmes and processes.

• Ensure health and safety, regulatory and statutory requirements are appropriately managed throughout the delivery of works.

About you

You will be an experienced property, construction or asset management professional with a strong background in managing major planned, capital or investment works programmes.

You will have proven experience of managing and developing professional teams, with the ability to provide clear direction, challenge performance and create a culture of accountability and continuous improvement.

You will have substantial experience of contract management and contractor performance management, together with a strong understanding of financial management and budget control. You will be confident reviewing costs, challenging performance and ensuring that works provide value for money.

You will also have a strong eye for detail and a commitment to quality, with experience of inspecting works, identifying defects and ensuring that contractors deliver works to the required standards.
