The Opportunity

We are seeking an experienced Senior Site Manager to lead the delivery of high-quality residential developments, ensuring projects are completed safely, on time, within budget, and to the highest construction and customer service standards.

Reporting to the Contracts Manager, you will take full responsibility for the day-to-day management of a large-scale housing development, overseeing site teams, subcontractors, materials, quality standards, health and safety compliance, and programme delivery.

Key Responsibilities

• Lead the construction and delivery of residential developments, ensuring projects are completed safely, on time, within budget, and to the highest quality standards.
• Ensure full compliance with Health & Safety legislation, Building Regulations, NHBC standards, and company procedures.
• Manage site teams, subcontractors, and labour resources to achieve build programme and production targets.
• Coordinate build programmes, construction activities, materials, and site logistics to maximise productivity and efficiency.
• Maintain exceptional standards of workmanship, quality control, and site presentation throughout the development.
• Monitor project costs, site expenditure, subcontractor performance, and overall programme delivery.
• Conduct regular site inspections, manage defects, and coordinate Building Control and NHBC inspections.
• Deliver toolbox talks, site briefings, and promote a positive health, safety, and quality culture.
• Identify and mitigate construction, programme, commercial, and quality risks.
• Liaise with commercial, technical, sales, customer care, and external stakeholders to ensure successful project delivery.
• Support customer handovers, home demonstrations, and the resolution of any customer-related issues.
• Maintain accurate site records, reports, and project documentation.
• Lead, develop, and motivate site management teams while driving continuous improvement and best practice.

Experiences Requirements

• Proven experience as a Senior Site Manager within residential construction or housebuilding.
• Strong track record of delivering projects safely, on programme, and to budget.
• Extensive knowledge of construction methods, sequencing, and site operations.
• Excellent understanding of NHBC standards, Building Regulations, and Health & Safety legislation.
• Experience managing large site teams and multiple subcontractor packages.
• Strong leadership, communication, and people management skills.
• Ability to manage competing priorities in a fast-paced environment.
• Excellent problem-solving and decision-making capabilities.
• NVQ Level 6 in Construction Management, CIOB membership, or equivalent qualification preferred.
• Valid SMSTS, CSCS, and First Aid certifications.
